How old are your homes?
We feature newer homes—The average age of our homes is less than two years!
Our oldest homes are no older than approximately 5 years. The building of
new homes to service you is continuous. Take a look at our homes on our
PHOTOS OF
HOMES page and you will see the high quality we offer. The homes are
very well maintained.
Do the homes look like the ones on the Internet?
They should—We took those pictures ourselves with a digital camera at the
very homes we are offering for rent!
What all is provided in the home?
So much, it’s tough to list it all. All linens, towels, and washcloths are
provided. There is at least one cable TV, a VCR, and a music system. The
kitchen has a refrigerator, stove, dishwasher, microwave, toaster, coffee
maker and blender along with all dishes and utensils. There is a two-car
garage, washer & dryer, vacuum cleaner, iron, ironing board, and even a hair
dryer.
Is there anything that is not provided?
There are a few things you may want to be sure to pack. If you like to
lounge around the pool, we do not provide the large beach towels. Also,
unlike a hotel, we do not have a supplies closet just down the hall, so we
are unable to provide the small "consumable" items which are necessary. This
would include things like dishwashing soap, hand soap , shampoo, laundry
detergent, trash bags, paper towels, spices, coffee, sugar, cream, even
toilet paper.
Where is the best place to…..?
Our guests have all kinds of questions for special places. We welcome them!
What is it you want to know—Where to play golf? Where to fish?
Where is the local place of worship? Whatever you need, we will be more than
happy to help you find it. Just ask.
What can we expect?
You will be staying in a rental home for your trip. While we know that this
will give you a significantly larger space, privacy, and piece of mind at an
incredible savings, we also realize that there are some differences between
renting a home and renting a hotel room. We want to prepare you by making
you fully aware of these differences so you can make your stay as smooth and
as comfortable as possible.
RESERVATION NAME—We never take a reservation under the name of a company.
It will always be under the first and last name of an individual who will be
staying at the home. Please be sure that every guest knows this name. If
someone says they are staying with the XYZ, Corp. we will have no way of
knowing who that is. It is assumed that the name on the reservation is also
the person who is responsible for payment.
SELF-CATERING—These homes are self-catering. Meaning that once you arrive
at your home, no one will bother you. However, it also means that no one
will be coming in to make the beds, vacuum, etc. You are on your own. For
your convenience, there is a washer and dryer at the home.
MESSAGES—There is no way to leave a message for you at the home, unless you
bring an answering machine to hook up to the telephone. In addition, if
someone calls after hours, the person answering the phone will not be able
to tell him or her the phone number of the home you are staying in.
LONG DISTANCE—The phones in the home are set up so you cannot make long
distance calls. However, you can call toll free numbers, so you are able to
use a calling card to make your calls. While local calls are free, the
local area is very small and limited. For example, even though the
convention center is just a short drive down the road, it is often a long
distance call from the home.
CHECK IN/OUT TIMES—Our homes stay full almost year round. Check in time is
after 4pm and check out time is before 10am. Please do not call and ask to
check in early or check out late. As it is, our cleaners are only given 6
hours to professionally clean a large home, so these times need to be
adhered to. If you do stay in a home beyond the check out time, we might
not be able to get it ready for the next guest. In this case, we would lose
the use of that home for the night and there would be a charge for the full
amount of the nightly rental lost.
CHANGING DATES—In a hotel, it is easy to move bookings around and extend or
change a reservation date. In a rental home, it is not very easy. If you
decide to make a last minute change to your reservation, there is the chance
that we might not be able to accommodate you. If you leave early, unless we
are lucky enough to take a last minute booking, there is a good chance you
will not be able to receive a refund for the night(s) you did not stay in
the home.
NO
CONCIERGE—We’re sorry, but due to the self-catering nature of our business,
we cannot provide a concierge. This means that someone might not be
available to answer questions that you would normally call the “front desk”
for—Such as where to eat, how to hire a taxi, etc. Although we do our best
to be helpful, we do ask that you refrain from calling outside of our check
in hours unless there is something urgent. In addition, we do not provide
wake up calls.
SUPPLIES—Unlike a hotel, we do not have a supply closet down the hall where
we can stock every day items. So if you need things like laundry soap,
paper towels, toothbrush, etc., you will need to run to the local store.
Fortunately, there are 24 hour stores very close to your rental home.
MAIL—There is no mail service to the homes! If you need something
delivered, you will need to send it to my home office. There is normally a
delivery fee of $30 per trip. Please note, that since there may be no way
to leave you a message, we will attempt to call and let you know a package
is waiting and setup a delivery/pickup time for you.

2483 Huron Circle
Kissimmee, FL 34746
We know that for guests who are used to a hotel,
it takes a little time to adapt to these minor differences. However, our
guests universally tell us that the amount of space, the comfort, the
privacy, and the convenience of having their own home with a private pool,
far outweigh the adjustments they have had to make in getting used to using
a rental home. And once they have, they often come back year after year.
We are always delighted to serve them. We hope you will also enjoy your
time with us. If you have any questions about any of this, please don’t
hesitate to contact Disney Area Vacation Homes.
